Common Questions
Things clients ask before we start.
What exactly is a Renovation Advisor?
Think of me as your project manager on steroids. I don’t swing hammers or draw blueprints. I sit on your side of the table and manage the people who do. I define the vision for your remodel, hire the right contractors, track every dollar, coordinate the timeline, and report back to you so you never have to wonder what’s happening with your build.
Do I still need a contractor if I work with you?
Yes, I’m not a licensed contractor. But that’s the point. I work for you, not the build. I’ll source, vet, and hire the right licensed contractor for your project, then manage the relationship so you get quality work on time and on budget.
Can you manage remodels both in Tahoe and the Bay Area?
Yes, I do both. I’ve managed multiple renovations in Tahoe remotely from the Bay Area, and I’ve also remodeled my own home in Fremont from the ground up. Whether your project is local or 3 hours away, I handle the on-site visits, contractor meetings, and progress check-ins.
How are your fees different from a contractor?
Contractors build. Property managers operate. I work exclusively for you, not the build, not the vendor, not the listing. My fees are flat and agreed upfront. I don’t take commissions, markups, or percentages of your project cost. My only incentive is your outcome.
How do the brand discounts work?
We work with brands like RH, Pottery Barn, Crate & Barrel, Arhaus, Wayfair, West Elm, Lowe’s, Home Depot, and their brand families. When you add the Furnishing service, you get special pricing passed directly to you, no markup. On a typical project, this can save thousands.
Can I hire you for just the remodel?
Every service is available on its own. Most clients come to me for remodel management, that’s the core of what I do. Acquisition advisory and rental readiness are there if you need them.
How long does a typical remodel take?
It depends on scope. A cosmetic refresh might take 4 to 6 weeks; a full renovation can be 3 to 6 months. I’ll give you a realistic timeline during our first call.
Where do I stay when visiting Tahoe?
You’re welcome to stay at one of our vacation rentals in the Tahoe area. It’s a great way to see how our remodeled properties turned out firsthand. Stays aren’t free, but every client gets a discounted rate. We mostly work in North Lake Tahoe, Truckee, and Incline Village.
What’s the STR permit situation in Tahoe?
It varies by jurisdiction. Placer County, El Dorado County, Washoe County, and South Lake Tahoe all have different rules, caps, and processes. I help you understand what’s possible for your specific property so you don’t get surprised after closing.
